Direct Contract Management (or Construction Management) is a method of building where there is no main contractor.Instead the project manager increases his on-site staff to a level where he is capable of managing the individual, directly-appointed, trade contractors who each undertake their own work to produce the completed building.

  • Strong management at the feasibility stage ensures that the scope of work is fully defined and design responsibilities are correctly apportioned.
  • The accumulative value of the various trade package prices will be less than through a main contractor because on-costs and overheads are not double counted.
  • The project programme can be significantly reduced through an early start on site with the initial trade packages.
  • All trade contractor variations are managed in an immediate and transparent way via an agreed change procedure. Continual construction flexibility can be achieved as the design runs concurrently with the build process.
With the construction manager acting as the principal contractor and a Total Project Insurance Policy covering all the usual contractual risks the method provides a cheap and quick alternative to other methods of contracting, whilst still remaining relatively risk free.
